Alaska's 34th Legislature adjourned on May 20, 2026 without enacting a single bill governing how community associations operate. Not one measure substantively amended the Alaska Common Interest Ownership Act at AS 34.08, or the older Horizontal Property Regimes Act at AS 34.07.

That is a real finding rather than an absence of searching, and it is worth stating precisely because “no news” is itself operationally useful: an Alaska board or manager reviewing compliance for 2026 has no new statutory obligations to absorb.

What was not introduced

Across the session's full output, nothing at all was introduced on:

• association board governance, director qualifications or elections
• member records and inspection rights
• fines and enforcement procedure
• reserve studies or reserve funding
• assessment collection, lien priority or association foreclosure
• association insurance mandates
• accessory dwelling units, solar access or EV charging as against private covenants
• covenant restrictions on short-term rentals

How we know

Bill titles and subject tags are an unreliable way to answer this question, because the two bills that did reach associations carried neither. So the check was done against text: all 693 bill detail pages for the 34th Legislature, 1,161 distinct bill versions, and 1,209 full texts including every committee substitute and enrolled version.

Searched across that corpus, the terms planned community, declarant, master association, association of apartment owners, restrictive covenant, common area, reserve study, assessment lien, super-priority and HOA return nothing.

Two independent checks agree. The Legislature's own subject index carries no CONDOMINIUMS heading for the 34th Legislature at all — and that heading does exist in the taxonomy, since the 32nd Legislature has one covering the 2022 super-priority lien bills. Its absence is meaningful, not a cataloguing artifact.¹ And the Community Associations Institute's own Alaska end-of-session report calls 2026 “a relatively quiet period for community associations,” flagging a single bill.²
